Colemans-ctts is now able to provide HIPs to clients for the special price of just £260 when taken out in conjunction with our conveyancing service. Having worked to streamline and simplify the processes involved, we aim to provide the most competitively priced HIP with the fastest turnaround time we can.

What is a HIP

If you are thinking of selling your home you will need a Home Information Pack (HIP) as it is necessary for sellers before they market their property. It provides buyers with free, essential information about the property they wish to purchase and is the seller’s responsibility to provide. HIPs usually cost around £350 - £450, but at colemans-ctts we are able to offer our Home Information Packs for just £260 inc. VAT.

What do HIPS contain

HIPs contain a number of compulsory and optional documents.

Compulsory Documents:

1. An Index.
2. An Energy Performance Certificate (EPS).
3. A copy of the seller’s title to the property.
4. Local authority and drainage water searches.
5. A summary of the sale details.
6. A copy of the lease and contract details for the landlord.*
7. Copies of the last three years’ service charge accounts.*
8. Building insurance details.*
9. Information on any planned or recent work.*

Optional Documents:

1. Other searches.
2. Copies of planning permission and other building consents.
3. Copies of building regulation approvals and other regulatory certificates.
4. A property information form.
5. A fixtures, fittings and contents list.
6. Copies of any warranties and guarantees.
7. A home Condition Report prepared by a Home Inspector.

There is no set time limit as to how long a HIP can last and no obligation on the seller to update their HIP while their property is on the market. However if the property does not sell within 12-months some of the information in the HIP will need to be renewed. For instance, searches are less useful when they are more than 3-months old.
